9th Edition (2026) Florida Building Code

The 9th Edition (2026) Florida Building Code takes effect on December 31, 2026. Plan reviewers, inspectors and contractors across Broward will be working under new code books in a few weeks. Here is a quick checklist to get ready.

DEC
31
Effective December 31, 2026

The 2026 edition covers the Building, Residential, Existing Building, Energy Conservation, Mechanical, Plumbing, Fuel Gas, Accessibility and Test Protocols volumes, plus the Florida Fire Prevention Code. Electrical work follows the 2023 National Electrical Code (NFPA 70).

What to do now

  1. Get the new books. The 2026 code is free to read online through ICC’s Florida code library (codes.iccsafe.org/codes/florida). Printed and premium versions are available from ICC and other publishers.
  2. Ask how your department handles the switch. Each building department sets its own process for applications submitted before December 31 and for plans designed to the old edition. Check with the building official before you submit.
  3. Watch your open permits. Under HB 803 (2026), a county-issued single-family dwelling permit expires one year after issuance or on the effective date of the next code edition, whichever is later. See our Legislative Updates for details.
  4. Look at reroofing. Changes to Existing Building Section 706.3 (recovering versus replacement) and new asphalt shingle coating sections affect common reroof jobs. Roofing contractors and inspectors should read these closely.
  5. Plan your CE. Most license renewals require advanced Florida Building Code hours. COEA’s 2027 seminars will cover the 9th Edition changes.
